This visit gives an owner or authorized representative a practical starting scope for a vacant or transitioning unit. It is not a home inspection, code certification, appraisal or brokerage service, and it does not include repair work.

A photo-documented walkthrough and prioritized make-ready list before an owner approves repair, finish or improvement work.

Before scheduling

Prerequisites

  • The owner or authorized representative confirms the right to request the visit and authorize property photography.
  • Occupancy status, access instructions, alarms, pets, building rules and known hazards are disclosed before arrival.
  • The unit has safe legal access, adequate lighting and no active emergency, flooding, gas odor or exposed life-safety hazard.
  • Requested rooms, known concerns and any deadline for turnover or market preparation are identified in advance.

Not included

  • Home inspection, appraisal, engineering, environmental testing, code certification or warranty of concealed conditions.
  • Tenant placement or screening, leasing, rent collection, security-deposit handling, showings or real-estate brokerage.
  • Repair labor, materials, cleaning, disposal, design, permit fees and licensed-trade work unless separately approved in writing.
  • Destructive investigation, concealed systems, roof access, crawlspaces and unsafe or inaccessible areas.
Safety and scope control

When work pauses instead of becoming an unsafe surprise.

If an unreviewed condition changes the work, Royal Line pauses the affected scope, documents the condition and provides the next safe option. No material extra work is added without approval.

  • Property access or photography authority cannot be confirmed at the appointment.
  • An active utility, fire, structural, environmental, biohazard or personal-safety concern is present.
  • An occupant, building representative or site condition prevents safe access to the agreed areas.
  • The requested work changes from a visible-condition scope visit to an inspection or other regulated professional service.

Is this a home inspection or code-compliance report?

No. The deliverable is a non-official, visible-condition make-ready scope. It is not an inspection, appraisal, engineering opinion, environmental report or code certification.

Are repairs included in the $195 starting price?

No. The starting price covers an eligible scope visit and its stated deliverable. Repair labor, materials, licensed trades, permits, cleaning and disposal require separate owner approval.

Can a broker or property manager request the visit?

Yes, when the requester has documented authority from the owner for access and photography. Licensed listing, pricing, marketing, negotiation and transaction responsibilities remain with the broker.

Is payment taken on this page?
